We are seeking an Assistant Superintendent who has a passion for Construction. Multi-family, type V Construction projects would be your focus.

Responsibilities:

Act as support to the Superintendent.

Be the lead person in charge, providing oversight and taking responsibility for all field operations for assigned project(s).

Be a positive and constructive role model, provide leadership and training to other subordinate field staff.

Act as a “Team Player” helping the company and others to achieve their goals.

Pro-actively be responsible for subcontractor scheduling and developing good

working relations.

Supervise field operations of assigned project(s) and help out on other projects as

needed.

Manage subcontractors, including compliance with the contract scope of work

and quality control. Pro-actively work with the subcontractors to prevent and/or

catch mistakes early and correct the situation. Be knowledgeable with all trades

to provide guidance to subcontractors.

Participate in field meetings. Be prepared for regularly scheduled weekly field meetings with the subcontractors and home office staff.

Participate in the invoice approval function. The Field Superintendent’s primary function in this area is to acknowledge that the invoiced work has been

completed, and to alert the home office if there are problems with any of the

subcontractors.

Be responsible to notify the home office about back charge work.

Contact the home office for purchase order numbers when buying /ordering supplies.

Initiate extra work orders. Negotiate with subcontractors the amount and scope of work, complete abstract forms, and submit them to the home office for processing.

Interact with home office staff as needed.

Complete punch list forms and schedule pick-up work. No incomplete work

should be left for the people who follow if the Field Superintendent is assigned to

another project.

Be responsible to accumulate and assemble specification information and manuals to turn over to the property manager and/or owner.

Take responsibility for the closeout of the project, site clean-up, bond releases, owner sign offices, etc.

Implements specific procedures and policies; insures confidentiality of all company, vendor, and employee related information.

Coordinates specific work tasks with other personnel within the department as well as with other departments in order to ensure the smooth and accurate flow of information.

Skills Required:

BA or BS Degree a Plus

Minimum 2-years construction experience

Leadership skills

Excellent written and verbal communication skills

Advanced mathematical skills

Proficient at reading architectural plans

Strong technical skills

Construction trades knowledge

Building code knowledge
